About Wellen Park

Wellen Park is the newest community on this list, but its land has a long ranching past. The property was known as Taylor Ranch in the 1930s, was sold and renamed Thomas Ranch in 2002, and that same year about 8,000 acres were annexed into the City of North Port. Developers broke ground in the mid-2000s during the housing boom, but the Great Recession stopped everything cold until the mid-2010s.

In May 2014, a partnership led by Mattamy Homes and Vanguard Land bought the remaining 9,600 acres of the old Berry and Taylor family ranch for about $100 million and rebranded it as the West Villages. Construction took off — new neighborhoods, a shopping center, infrastructure. It quickly became one of the fastest-selling master-planned communities in the country, averaging more than 1,300 home sales a year. In April 2020, the community was renamed Wellen Park: "wellen" means waves in German and wellness in Dutch, reflecting a brand built around healthy, active living. West Villages lives on as one of three districts, alongside Downtown Wellen — the lakefront town center — and Playmore.

Wellen Park's calling card is major league baseball: CoolToday Park in the Playmore district is the spring training home of the Atlanta Braves. The community also sits largely within North Port's city limits with a Venice mailing address, and at full build-out it's planned for more than 60,000 residents in about 22,000 homes.
