Welcome

Thinking about selling? Let's talk strategy first. I'll give you an honest read on your home's value, a pricing plan built on real local data, and marketing that puts your property in front of the right buyers — professional photos, online exposure, and proactive outreach to my buyer network.

So you want to sell your House....

How I'll Market Your Home

Every listing gets a tailored marketing plan designed specifically for your house. To do this, there are many steps that goes into the process, and every house and every Seller has different needs. You'll hear from me with updates — no chasing, no guessing.

Selling a home isn't one big event. It's a series of steps, and when you know what each one looks like ahead of time, the whole process feels a lot less stressful. Here's the road map I walk my sellers through, from the first conversation to the day you hand over the keys — including how to be hunting for your next home while all of this is going on.

Step 1: Pre-Listing — Getting the House Ready

Declutter and Depersonalize

Before your home ever hits the market, there's prep work. This is the part you control completely, and it pays off more than almost anything else. Declutter and depersonalize. Buyers need to picture their life in your home, not yours. Pack up family photos, collections, and anything that makes the rooms feel smaller. Rent a small storage unit if you need to — it's worth it. Clear the kitchen counters, thin out the closets, and open up every room.

Fix the obvious stuff.

Dripping faucets, sticky doors, cracked outlet covers, burned-out bulbs. Small repairs are cheap, and every one you skip becomes a reason for a buyer to wonder what else was neglected. Bigger items — roof, HVAC, plumbing — we'll talk through together. Sometimes fixing them first is smart; sometimes pricing around them is. That depends on your market and your timeline.

Deep Clean.

Inside and out. Windows, baseboards, ceiling fans, the oven, the grout. On the outside: pressure-wash the driveway and siding, freshen the mulch, mow and edge. Buyers decide how they feel about a home in the first minute, and clean reads as "well cared for."

Gather your paperwork.

If you have them, pull together your survey, warranties, manuals, HOA documents, and records of major repairs or upgrades (roof age, HVAC service, pool equipment). Buyers ask, and having answers ready builds confidence. If you're in an HOA or condo association, know your monthly or quarterly dues and what they cover. One more thing I recommend: consider a pre-listing inspection. It's optional, but knowing about problems before a buyer's inspector finds them lets you fix them on your schedule — o

Step 2: The Listing Appointment

What to Expect at the Appointment

Every listing gets a dedicated Sales Person to represent you and only you. They are the one who will coordinate everything and assist you in your tasks.

We walk the house together.

You show me everything — the upgrades you're proud of and the quirks you know about. I'll take notes and measurements and start thinking about how we'll present it.

We go over the CMA.

I bring a comparative market analysis: recent sales of similar homes nearby, adjusted for condition and features, plus a look at your current competition. We'll talk honestly about price. My job is to give you a defensible number based on real data — not the number that wins your listing, but the number that sells your home.

We set the strategy.

List price, timing, and any work still to be done before we launch. The first two weeks on the market are when your listing gets the most attention, so we want to hit the market ready, not rushed.

We do the paperwork.

The listing agreement, seller's disclosures (Florida and Mississippi both require them — you'll disclose what you know about the property's condition), and any HOA or condo documents. I'll explain every form before you sign anything.

We talk about your next move.

If you're buying too, this is when we map out the timing — more on that below.

Step 3: How I'll Market Your Home

How I'll Market Your Home

Every listing gets a tailored marketing plan: professional photography, targeted online advertising, social media promotion, and direct outreach to qualified buyers. A great home still needs great marketing. Here's the plan I use to get your home in front of the most buyers, in the best light:

Professional Staging and Photography.

The foundation of everything (more on both below).

Digital and online campaigns

Your listing is syndicated to Zillow, Realtor.com, Redfin, and hundreds of other websites, and everything is optimized for mobile, because most buyers start their search on a phone.

Social Media Exposure.

Targeted Facebook and Instagram campaigns, with paid boosts that reach thousands of buyers in the areas most likely to produce your buyer.

Email Campaigns.

Your home is matched against a database of more than 275,000 active buyers, and targeted email blasts go out to the ones looking for a home like yours.

Events and Open Houses.

Professionally hosted open houses and broker events that create buzz and get agents talking about your home.

Flyers and Brochures.

Printed materials in the home and around the neighborhood, because neighbors know people who want to move nearby.

Partnerships and Networking.

My nationwide referral network and local agent relationships, because plenty of homes sell because one agent knew another agent's buyer.

Step 3.1 : Choose your Level of Service

My Fee:

Not every seller wants — or needs — the same amount of marketing muscle. That's why I offer my listing services on a varied scale: you choose how much you'd like me to do to get your home sold, and the fee adjusts to match the level of service you pick. We'll go over the exact numbers together at the listing appointment — but here's how the levels stack up:

The Essentials

Professional photography (up to 30 photos, interior and exterior), your home listed in the MLS and syndicated to Zillow, Realtor.com, Redfin, and hundreds of other websites, a For Sale sign and flyers, your home scrubbed against my 275,000+ active-buyer database, and showings scheduled through the ShowingTime app.

The Enhanced Package

Everything in the Essentials, plus more photography (up to 40 photos), a hosted open house, social media campaigns including a paid boosted campaign reaching thousands of buyers, a staging consultation, and a schematic floor plan of your home.

The Full Campaign.

Everything above, plus up to 50 professional photos, a magazine-quality detailed look book for your home, social media campaigns with paid boosts that keep running until your home is under contract, professional drone photography, 3D photos and virtual tours, AI photo enhancement and virtual staging if needed, and two to three open houses.

Same agent, same effort on your behalf at every level — the difference is how many marketing tools we put to work. We'll talk through which level fits your home, your market, and your goals, and you'll never pay for more than you choose. As it is in this business, negotiation is everything. Tell me what you want and we will discuss pricing.

Step 4: Staging

Why Staging is important.

Staging isn't about decorating. It's about helping buyers see the space and the possibilities. Sometimes that means rearranging what you already own. Sometimes it means bringing in a few pieces for a vacant home. Either way, the rules are simple:

Sample list of What Stays and What goes?

* Every room should have a clear purpose — a bedroom that looks like a bedroom, not a storage room. * Let the light in. Open blinds, wash windows, use warm bulbs. * Less furniture, arranged to show off the room's size. Neutral, calm colors beat bold personal statements. * A few touches at the end: fresh towels in the baths, a

Step 5: Professional Photography

Why Staging Professional Photography is important.

Almost every buyer meets your home online first, and the photos are the whole first impression. This is not the place to cut corners with a phone camera. A professional photographer knows how to light a room, shoot from the right angles, and make spaces look bright and true to life. We'll schedule photos after staging is done, on a bright day if we can. Expect exterior shots (including the front at its best time of day), every main room, and detail shots of the features that sell your home — the

Those photos go everywhere: the MLS, the big listing sites, social media, and the flyers. Good photos don't just make your home look better — they get more buyers through the door.

Step 6: Open Houses

Once we're live, I'll schedule an open house — usually the first weekend. Here's what you need to know:

* You leave. Buyers speak freely when the seller isn't there, and that honesty helps us. Take the pets with you or board them for the day. * We prepare. Lights on, blinds open, soft music, a clean scent (nothing overpowering), and information sheets about the home and the neighborhood. * I gather feedback. Who came, what they liked, what gave them pause. That feedback shapes our next moves — especially on price and condition.

Open houses also create energy. Neighbors come, and neighbors know people who want to move into the neighborhood.

Step 7: Showings

Between open houses, buyers tour with their agents by appointment. Your job during the showing period:

* Keep the home "show-ready" as much as life allows — beds made, counters clear, dishes done. * Be flexible on times. The buyer you turn away over a 30-minute inconvenience might be your buyer. * Leave for every showing, pets included, and give buyers space to linger. * After each showing, I follow up with the buyer's agent for feedback

I'll keep you posted on showing activity. Lots of showings with no offers usually means the market is talking to us about price. Few showings means we have a marketing or pricing problem to fix quickly.

Step 8: Offers

When an offer comes in, we sit down or talk on the phone, and go through it line by line. Price is only one piece. We also look at:

* Financing — pre-approval strength, loan type, down payment size. A slightly lower offer with rock-solid financing can beat a higher, shaky one. * Contingencies — inspection, appraisal, financing, and (important for move-up sellers) whether the buyer needs to sell their own home first. * Earnest money — a bigger deposit usually signals a serious buyer. * Timeline — closing date, and whether it fits your plans. * What they'

From there we accept, reject, or counter. I'll advise; the decision is always yours. And if we're lucky enough to get multiple offers, I'll help you compare them on total strength, not just the top number.

Step 9: Escrow - The Time Between Contract and Closing

Once we have a signed contract, we enter the escrow period. In Florida, your contract will run through a title company or closing attorney; in Mississippi, closings are handled by an attorney. Either way, here's the sequence:

Earnest money.

Earnest money is deposited with the escrow holder, usually within a few days. 24 business hours or a negotiated period of time.

Buyer's Inspection

The buyer's inspection happens during the inspection period (often 7–15 days). The inspector checks the roof, HVAC, plumbing, electrical, and structure. The buyer may ask for repairs; we negotiate what's reasonable. This is where that pre-listing inspection pays off — no surprises.

The Appraisal

If the buyer has a loan, their lender orders an appraisal. If it comes in at or above the contract price, we breathe easy. If it comes in low, we talk options: the buyer adds cash, we meet in the middle, or we renegotiate.

Title Work

The title company or attorney searches the property's title for liens or issues and prepares everything for a clean transfer.

The Buyer's Loan

The buyer's loan moves through final underwriting. There may be requests for documents — that's normal, not a red flag.

HOA/Condo Documents

HOA/condo documents are delivered to the buyer if your community requires it, and the buyer has a review window.

During escrow your main jobs are simple: keep the home in the same condition, don't make changes we haven't agreed to, keep insurance and utilities in force, and start packing. I'll track every deadline so nothing slips.

Step 10: Closing Day

Sometime before closing (day of, a day, or two before closing), the buyer does a final walkthrough to confirm the home is in the agreed condition and any repairs were done. Then:

* You sign the closing documents — the deed, the settlement statement showing exactly where every dollar went, and the rest of the package. I'll review the numbers with you before you sign. * The buyer's funds are wired, your mortgage (if any) is paid off, and you receive your proceeds. * Keys change hands. That's it — you've sold your home.

If you're closing on your next home the same day, we'll coordinate both closings so the timing works — that's common, and it's very manageable with planning.

Meanwhile: Finding Your Next Home.

Here's the part sellers worry about most: "If my house sells fast, where do I go?" The answer is to start your home search early and run both tracks at once. While we're prepping your listing, you should already be:

Getting Pre-Approved

Getting pre-approved for your next purchase, so you know your budget and can move quickly.

Touring homes.

Touring homes in the neighborhoods you like — online first, then in person at scheduled times.

Watch new listings daily.

Watching new listings daily. I'd rather you fall in love with a neighborhood and a price range early than fall in love with one specific house before your sale is firm.

There are tools to protect you while the timing comes together:

A Home-Sale Contingency

A home-sale contingency on your purchase offer — your purchase depends on your home selling. Some sellers accept these, especially if your home is already under contract.

Timing of Closings

Close on the one you're selling first, then close on the purchase the same day or a few days later, with funds moving directly from one closing to the next.

A lease-back or extended closing

Negotiating a few extra days or weeks in your home after closing, when the buyer agrees.

A short-term rental or staying with family as a bridge

If the perfect home shows up before your sale closes.

Every situation is different, and we'll build the plan around yours at the listing appointment. The key is not to wait until your home is under contract to start looking — by then, the clock is loud. Ready to see what's out there? Start with my BUYER'S GUIDE pages, where I walk through the buying steps the same way — pre-approval, searching, making an offer, and closing on your next home. And when you're ready to search live listings, you can browse homes for sale across Southwest Florida and th

The Bottom Line

Selling is a process with a beginning, a middle, and an end — and with the steps laid out, none of it has to be a surprise. Prep well, price honestly, present beautifully, and stay flexible, and the rest is just following the plan.
